#4) ROOF FIELD
If your roof is cedar shake,
slate, or asphalt, it is possible that leaks can occur in the wide open expanse
of the roof, away from penetrations and valleys. Most roofing systems function
on the principal of gravity. Look for missing shingles, cracks, granule loss,
exposed nails. Have a professional inspect your roof if it is steep or made of
tile because you may damage the roofing material attempting to walk on it.
Don’t forget, roofs may also leak
due to wind driven rain forcing the water back under the roofing material or
flashings. Roof leaks may also occur due to a build-up of organic debris, such
as moss, pine needles and leafs. Ice dams can form during the winter freezes
sending water back under the roofing materials.
Field leaks are tricky to
locate and solve. They may only occur every once in a while when the conditions
are just right, such as wind or temperature. But there may be other
reasons for field leaks, such as uneven decking, improper placement of
fasteners and poor installation standards, or roofing over uneven second and
third layers. Your best bet is to make sure the roof is clean and then call a
knowledgeable Pro.
