be a little too exact, but it does give us a pretty
good clue that 
homes are being readied to be listed and buyers are
gearing up 
to begin looking.

If your home will require a new roof before it can
be sold, this may 
be the right time to have one installed. Many home
sellers wonder if 
they should wait until the house has an offer on it before
reroofing or 
should they just give the new home buyer a credit
towards the purchase of a new roof. This may sound like a good idea because
there is not money 
immediately out of your pocket, but the fact is, you
will have a better chance of getting the cost of a new roof back out if it is
on when the 
potential buyer views your house for the first time.

It kind of works like this… Imagine going to a car
lot looking for your dream car. You see the exact model you’ve been looking for,
the only catch is the interior is stained and dirty. The salesmen tells you not
to worry, it will be cleaned and repaired at no cost to you or they can give
you a credit for the cost and you can fix it yourself. How does that make you
feel? And what are you willing to pay for the car, even with a credit?

Buying a house is similar to buying a car, it is an
emotional decision that 
is often made or lost during the first few minutes
of arriving. Some items should not be overlooked. There are certain home
improvement items potential buyers just do not want to deal with, usually
because there are expensive and just no fun to do. Reroofing, pest and dry rot
are the usual items that need to be up to date and completed before a house
goes on the market, especially if financing will be a part of the buyers needs.

The point is, getting your house ready to sell
before you list it will generally 
make you more money and require less time on the
market than a house with improvement work that should have already been completed.
