“Skylights always leak.” Not true, but if they
were installed poorly or are getting old, skylights can often be a frequent
area of concern. If you see water between the glass panes, this generally means
that the glass unit is failing and needs to be replaced. Because skylights are
particularly exposed to the elements, their life expectancy may only be 15-25
years. It is generally just as economical to install a whole new skylight rather
than to have someone replace only the insulated glass unit.
If you have water dripping out
of or near your skylight, you probably have a flashings issue. Skylight leaks are
similar to chimneys leaks, but a skylight leak generally involves the roofing installation
where as a chimney leak may also involve a masonary or carpentry issue. Make
sure the skylight back pan is free of debris and check that the metal flashings
around the skylight are in good condition. If you see sealant or tar used on or
around the skylight, this is probably not the first time it has leaked. These
“liquid” repairs seldom work and skylight repairs generally require a
knowledgeable roofer to determine the cause and make the proper repairs.
